The right solution isn’t abandoning local control, environmental protection, zoning; none of that is necessary (sure helps for profit developers). Funding & financing affordable units should be the focus. Plenty enough zoning so long as luxury

Wow - now you want the return of tax increases that once forced seniors out of their homes? You’re really not for affordable housing at all given all the evidence. Split roll sounds interesting though.

Reform not repeal. It’s at least $300K in subsidy per BMR unit (total cost ~700-800K, there’s basically no way to support more than token production of them with just bonds and inclusionary. But NIMBY homeowners often act like that’s the case while protecting their prop values
