      That article describes how his offer to sell for affordable housing wasn’t genuine because he was asking an unreasonable price. The developer has been his own worst enemy with the way he has trolled mission activists throughout this process.

      Also, I believe he’s trying to use the state density bonus to do less affordable housing than SF’s local requirement, and he has repeatedly threatened lawsuits under the housing accountability act if his project is rejected.

      many projects have ceased penciling under the Prop. C requirements + rising construction costs. Applications for new construction fell off a cliff.

      I haven’t looked at the details of this project to have an informed opinion. My main point is this developer seems smug and disingenuous.

      I get that. But the guy wanted nonprofits and/or the city to buy him out to make it 100% affordable housing based on a comparable price for a fully entitled project with larger units. That’s bs.

      No, his initial goal was and still is to build the market rate project with inclusionary subsidized housing. But if the city and one or two small community groups want to contjnually block him, he is simply saying he will sell the lot for the city to build 100% affordable.

      Considering he’s using the state density law to get around SF’s inclusionary requirement in one of the most profitable parts of town, and he asked community groups for higher than market rate to buy him out, seems like his only goal is making money.

      From my understanding the density bonus law is the only way things can pencil now giving construction costs and Prop C.
