My observation is young families rent until they are priced out, and then move. Graduation from rent to own is rare.

Precisely! Wife and I were managing rent and other expenses just fine with our dual incomes, then we had our first child and second shortly after. Daycare was so outrageous, she decided to stay home. Ended up moving to Boulder last year.
