Please, please, please replace the word “are” with “have been.” Future returns (in the long run) will be driven by valuation, cash flows, and the discount rate. What is MID? My basic thought is that housing yields a bit less than stocks, and the real growth of rents should be lower over time b/c housing is also consumption, while profits are less constrained (mainly by the need to pay higher wages).
