It's complicated. I mean.. the goal is... you want housing costs, rents, prices to decrease *relative* to wages.

if wages plummet and the affordability ratio remains the same -- in terms of what people spend as a % of their income, you haven't really addressed the issue.

there are too many confounding variables here. You cut MID to end the estate tax? and like 10% of transactions here in CA are parent-child transfers.
