When I lived in Marin opposition had little to do w property values. Residents were concerned about noise, traffic, other enviro impacts.

Yes. The "property value motivation" is just a divisive Yimby talking point. They choose to be blind to social, cultural, lifestyle, etc.

In Japan they approach this problem w high speed rail to outlying areas where land is cheaper - something Phil Ting mentioned.

if you wanted the Japanese system, you would have to reform Prop. 13 to create a land value capture mechanic & remove local control.

Even better - localities buy the land around stations and land bank it for affordable housing. Transit while necessary is gentrifying.
