@SFHAC #13 -But it has also allowed elderly people to keep their homes. While sales tax may be regressive, tap that instead. -
So only apply it to owner-occupied properties. Or fixed income. Or transfer tax only if/when sold.

Landlords won the Economic War back in the 70's. Seems silly to fight rear-guard action. Move to cheaper location or tax rents

You might also look at Pre-and post Lottery funding by the state. Any gains from the lottery were erased by state reductions.
