I have such mixed feelings about Jacobs-era @sfplanning. They did some great anthropology, and then manifested it as self-destructive zoning

Yeah, larger units would often be better, but trying to keep within FAR, height, & coverage limits encourages them to be small

The demand in the city is for smaller units...even big old apts get used as SROs, which are just inferior studios

Bigger the bldg, smaller the units. If you want big units, zone for more townhouses/small apt bldgs in the suburbs.
