Anecdotally can back this up. An employee of mine has friends that are moving out of the Bay Area entirely and they rent in Oakland. My employee is moving from their San Francisco apartment into friends house in Oakland and taking over the lease. The landlord is thrilled.

Homes in my neighborhood in Livermore have been flying off the market. I don't have data, but anecdotally feels like an acceleration fo pre-COVID-19, which was already a very tight market.
