New single family homes can't really be banned, I always thought it was more the US lagging behind. There are pre-fab factories in the rest of world. Sekisui House, a Japanese company, is trying to make inroads in the million+ area.
Also a lack of consistency in building code, which makes it insanely hard to scale a prefab product for buyers in different regions with different rules.

There are many more issues with getting more modern construction. 1) financing was biased against prefab. Pumped into mfg housing and wasn’t supported by gse lenders. 2) Prefab thrives on standardization. Review in a lot of places doesn’t allow for that. 3) inspectors not ready.
Prefab can mean trailer or it can mean the semi-custom type. The latter also aren't particularly cost effective and can easily cost more per square foot than building. Depending on timing, they can be faster and if time is money then they are cheaper.
My old housemate interviewed at http://cover.build and I’ve been a fan ever since. I’m interested in the economics both as a consumer and as a potential investor in the space.
The new prefab by bakesale betty’s is pretty interesting.
It was *super* fun seeing each pre-fab unit get added, but I'm curious why it's taking so long to finish the building (even pre-SIP).
