      Americans think housing should be an investment and be backed by a web of policy choices that enhance/protect its financial returns and if so, they should cover/subsidize the flipside of this cultural/policy for people whose wages do not keep up with the cost of housing.

      Unlike Tokyo, the most important factor driving up housing prices is the suppression of new supply in the US.       it's not the what. We know that lack of housing supply is related to higher prices. It's the *why*. Why do Americans culturally resist additional housing production near them? What arguments are persuasive with them?
