Have less restrictions on growth alleviated inequality and homelessness in New York? What is the success rate of artists, musicians, single-income families? Isn't monoculture in industry and population more economically risky than diversity and room to experiment?

That’s not what is going to happen. Google, Facebook and Salesforce will take the allocation of what’s left, making the city even more dependent on 2-3 mega corps.
