Does anyone know why SF doesn't have income reqs for rent control? I know many people making over $300k living in rent controlled units for <$2k/bedroom.

Of color, political support for it dissipated and new construction was discontinued in the early 1980s.

Some people are grandfathered in in nyc because they had lower income when they moved in.

Interesting. Doesn't NYC have a max income req for rent control? I thought it was something like max of $250k/year two years in a row to keep it.

In NYC, rent controlled apts are now virtually impossible to find. Besides more supply, I believe streamlined permitting and govt openness to modular construction are the solution, vs rent controls that are costly to admin & end up with benefits accruing to unintended recipients
