      But...in practice is this a big issue in US metros? @alon_levy makes a strong case that most US cities need denser CBDs to make good transit remotely viable. And the development in Bay Area downtowns seems to mostly be replacing either surface lots or 1-story structures?

      Right now we zone for all or nothing in most cities: high density for large apt buildings or single family

      I'm think more like five story apartment buildings where right now we have very low rise commercial space and parking (in many cases). I'm not saying ADUs alone are going to solve this.

      Yeah, but that's not really middle density, it's uncommon in non-NY American cities and so are taller residential buildings.

      Aside: Totally wild to visit my in laws in the South Bay, where in a housing crisis immense amounts of labor and materials are going toward turning buildings formerly occupied by only one family into ... much larger buildings that will be occupied by only one family.
