Spoke to a homelessness expert today & she said, "we should wonder if there isn’t a direct relationship between wealth concentration among a few & growing homelessness. What generally isn't diagnosed is how a lot of the wealth inequality is generated via residential real estate."

If you want to change this, then you have to change it across the board for all private property, not just the 1% or so additional new units we build every year, while allowing the other 99% to reverse filter. The most expensive homes in the Bay are rehabbed single family homes.

The dialogue in the Bay Area is in a death spiral — this doesn’t produce what we want —-> let’s make it harder to build new housing —-> every existing unit gets downside protection bc nothing is being built or reverse filters in the next economic recovery. 🤷🏻‍♀️

This is where -- and I know there are plenty of hurdles -- adding housing that is removed from the market fits in the best.
