      No office space? We just approved one of the biggest office projects ever in SF (Flower Mart, 2+ million square feet). There is 7 million square foot of office space in the pipeline. We are currently in the middle of one of the biggest office building booms in SF ever.

      There's currently a severe shortage of office space. Most of pipeline likely won't deliver until 2023+ Only two major projects under construction: Oceanwide Center, ~2024: 1 million sq ft (partially stalled, for sale) 5M, 2021: 640,000 (Zendesk in talks for about half, per SFBT)

          It's definitely unusual to see these big deals before approvals/construction. It's risky if there are permit delays and speaks to the shortage of space. All the big Transbay deals – Salesforce Tower, 181 Fremont, Park Tower – happened after construction was well underway.
