From a community safety perspective, Mill Valley is literally the worst. Insanely narrow single-lane roads twisting into the hills, choked with thick brush on all sides, studded with stilted homes clad in Design Review-mandated wood siding, all occupied by weapons-grade NIMBYs.

And consider the rezoning done in locations historically zoned as timber/Ag lands. Often done to allow subdividing by timber COs, maximizing profits after getting decades long tax breaks for not developing. Risk of this on the enviro side rarely considered
