On family travel in Oregon and CA timber country, we're seeing parked lumber cars on rail sidings. I remember seeing many more of those in 2008 -- but anecdotally this looks like an uptick.

Idk about the whole State but there is a substantial amount of vacant, new multi family construction in SF, the developers can not / will not drop prices and have so much cheap money they are fine to slow roll releases and wait out any softness.

I don't know if I would call it "lots" but there is more "market rate" aka super premium multifamily rentals in the urban neighborhoods. But clearly not enough if they aren't dropping prices to fill them up.
