Which part of the Bay Area do they represent? This sounds unusually high to me. What I see more of is people just moving or planning to move back into their parents’ homes when they have kids and doing some ADUs, expansions to accommodate.

You really need to plan for a 6.5-7% cap rate to be cash flow positive, even with 30% down, so at $400k call it $2167 assuming no utilities.

of course there's not much natural reason ADUs need cost anywhere near this much, or concentrate so much risk on homeowner. Eg
@dwellerhomes PDX will build & finance $150k ADUs for you by taking 70% of rent, &@RenttheBackyard YC '19 proposes similar for 50%. c/@BackyardHomePro -
