      like last recession, *maybe* some people I knew were aggressive enough to negotiate 10% discounts on rent. But people's incomes don't go down by 10%. They straight up just lose their jobs.

      I remember talking to a realtor here in the East Bay after the 2008 crash. While distraught that he wasn't making any commissions, he was reassured that income was going up on his rental properties, because so many foreclosed homeowners were entering the rental market.

      The 2000 dot-com crash did the opposite: rents went down a lot, but home purchase prices increased b/c the fed cut rates and borrowing costs dropped.

      And it's the salaried employees at big firms who have lots of income to bid up housing with? Whereas startup employees are often getting equity in lieu of large paychecks, hoping their firm takes off?

      This was true through the boom too. Earlier on in this cycle, I would’ve said there was more balance between comp/risk/reward w/ smaller cos vs big cos. But the big cos have gotten *sooo big* this cycle.

          While that might be true, software engineers and skilled workers have no trouble funding another job.. it's the lower end of the totem poll and the outside of BA tech firms that get hardest hit. Some have not recovered.
