One of the issues with ADUs and N-plexen is that you don't get economies of scale like you do with larger projects, so potentially even more expensive per unit. Of course there's also not the other infrastructure that typically comes with mid-rise density.

The subtle issue is that three-plexes make the traffic worse without providing the density for transit. Every three-plex kicks two houses out of reasonable commute time.
