We *can* have more 1 bedrooms but if we replace the only family sized housing stock we have with just studios, that doesn’t really help people with children.

do you think there's really a shortage of 3 bedrooms though? between the empty nests and people advertising for roommates on Craigslist it doesn't seem like there's a problem to be solved.

Yeah, my sense is that one of the quickest ways to increase the number of available 3+BR units is to build enough studios & 1BRs to absorb the masses of singles/childless couples in multiple roommate situations

But if you effectively end up replacing family sized units w only studios, that aggravates the issue. If you build lots of 1 BRs on formerly commercial land, that’s fine, whatever.
