We *can* have more 1 bedrooms but if we replace the only family sized housing stock we have with just studios, that doesn’t really help people with children.

do you think there's really a shortage of 3 bedrooms though? between the empty nests and people advertising for roommates on Craigslist it doesn't seem like there's a problem to be solved.

For families? Absolutely. You can see it in the declining school district enrollment numbers in the bottom part of the peninsula/South Bay. It’s partially bc empty nesters can’t/won’t leave & we’re no building new family-sized units.

A lot of families who would be there are in the East Bay. But give it one economic cycle, and we may end up seeing similar outcomes here.
