Given the number of multiple roommate situations now, that doesn't necessarily seem true if there's a net increase in units? I.e., turning a duplex with two 3BR units into a dingbat with 20 1BRs apartments could on net free up more 3+BR units than were lost

Especially in SF, seems like there are a ton of multiple-bedroom units filled with unrelated renters, many of whom would rather be in one-bedrooms if the price was right
