Single family residential builds are $600/ft around these parts, maybe closer to $400/ft for dense multi-family. It’s expensive and also there’s a labor shortage.

Insurance socializes costs, but fires are so different now compared to even a few years ago that I don’t think modern fire behavior is priced in. 1991 Oakland tunnel fire was 1 house per 11-13 seconds. 2018
