of course but the point is that there aren't necessarily huge surpluses of profit in most developments that can be redirected to BMR housing without making the project uneconomic

one of the reasons I prefer direct provision to IZ is because you can do it as counter-cyclical stimulus to keep construction equipment and labor productive in downturns, while IZ makes housing construction even more pro-cyclical than it already is

in meatspace, we’re seeing hamfisted attempts to reduce IZ on developments where the developer has *already agreed* to the percentage, so from the standpoint of an organizer, the arguments strain credulity. but that’s politics

obviously Benioff helped, but the left built Prop C, the left gathered signatures for Prop C, and the left passed Prop C. our soi-disant housing experts had absolutely squat to do with it. in fact, had it not been for their opposition, it could have escaped legal challenge

Ehh I’d say The Coalition created it, pushed it and then very much later Progressive establishment and Benioff glommed onto it. I don’t think Coalition has any illusions that any particular political faction is especially in their court, Moderates slightly less so.

As in Progressives do less criminalization than Moderates but Coalition/Jenny did ask that the commercial rent tax or that the transfer tax go toward homelessness and Jane chose other things.
