      The yimby leadership is running a misinformation campaign on the extent to which BMR advocating is blocking housing and on what percents are feasible. Affordable Divis is a great example of this.

      50% on-site at nearly any density will not pencil unless the developer compensates with a massive commercial project cross-subsidy which would actually induce gentrification and be entirely counterproductive to the goal.

      So basically you’re cool with a massive density bonus, where city rezoning adds huge $ to the land value but with no additional negotiation. And again most ppl were just saying let’s try to use the density boost for what it’s supposed to be— leverage to negotiate.

      It shouldn't have been downzoned in the first place, banning homes is how we got into this mess. But yes I'm fine, if not encouraging of density bonuses for more BMR units but extra units doesn't make it eligible for half the composition to be BMR w/o ulterior subsidy

      Look at the proformas behind projects that have used or were eligible for SB 35 and note how those units are being subsidized. With exception to nonprofit developer MEDA, the developers are almost always inducing job demand which was not the goal.

      Im a proponent of inclusionary zoning to the annoyance of market fundamentalists and socialists alike, because its the best form of socioeconomic integration we have ATM and requires no subsidy from taxpayers. That's why %'s should be devised more feasibly and less politically.

      Considering 2016 Prop C's role in cutting down BMR production and the effect impact fees are having on increasingly dwindling pipelines, pushing back against unstudied affordability mandates because of politically pleasing numbers is good. X% of 0 units = 0 affordable housing.
