So developers won’t build housing if they can’t squeeze as much profit from it as possible. Why would anyone think they’d build enough to lower the market?
No, they would literally lose hundreds of thousands of dollars for each unit. Generally an affordable unit in SF requires $300K in taxpayer subsidy per unit on top of federal, state programs to get built. It’s a lot like 30X as much as it costs to put a kid through a year of K12
So leave the rent seekers out of it and build public housing. Change building codes so it's not so ridiculously expensive to build. Housing is more important than some damn developer's profits.
I'm generally favorable to public housing, but our federal govt abdicated from it in the 80s, then CA state affordable housing $$ is negligible. I don't know what it is now, but 2-3 yrs ago it was like $400M/yr. SF raised $300M w/ Prop A in 2014, but we're almost out of money now
SF city funding levels were supporting like 500 affordable new units a year over the last 2 years, but now it's crashing down bc construction costs rose and then voters asked for too higher an affordability % that the numbers stopped making sense. https://www.spur.org/news/2018-11-08/how-has-san-francisco-run-out-money-affordable-housing …
