Overturning Costa-Hawkins is important for rent control in the Valley, as a lot of units are single-family homes. Indeed Blackstone, Colony et al. bought single-family homes because they were exempt from rent control.

CH is not the only impediment to rent control on single family homes in the central valley, to say the least. many of these places will only see any form of rent control as statewide policy or not at all.

I think a law prohibiting the expansion of rent control to single family homes is a pretty strong impediment for expanding rent control to single family homes

ugh so bad. that's why the NIMBY argument works well against both new housing and rent control in places like that, for the same reason: "poor people will bring down your property values"
