yes, but 1) absent some magical increase in CDBG or some new federal source, what's the alternative? and 2) that was the intentional design of LIHTC obviously, but we go with the funding sources we have, and 3) we can use it while still advocating for better funding sources

Of course. I’m not saying we touch LIHTC. More pointing out that the Opp zone structure/dynamic isn’t new.

Generally speaking, I’ve found that most housing “activists” in the Bay Area are a) pretty ignorant to most topics b) more interested in yelling & complaining than solutions. It’s stunningly frustrating.
