These trends are supercharged in CA. Prop. 13 incentivizes homeowners to block new housing because rising property values boosts their wealth without corresponding higher taxes. And the inheritance of Prop. 13 benefits exacerbates inequities between homeowner and renter families.

liam, your second sentence, while not economistically wrong has always rubbed me the wrong way in part because I don't think either of us believe that having to pay taxes on updated assessments would diminish homeowner hate.

Disagree. Based on conversations I’ve had, I think many homeowners here don’t understand the extent of the state’s housing problems because they’re insulated from its effects and this is the primary way that insulation occurs.

I think it would be interesting to do a story looking at aging in suburban census tracts in the Bay Area and school enrollment trends, changes in mortgage costs over time.
