One thing Washington State's Growth Managrment Act did was take the power from local jurisdictions (arbitrary law/enforcement) and compel more streamlined planning processes. Sometimes it results in bad development, but overall it works.

I've mentioned this before: small cities here cannot ban development. All urban areas must do their part to absorb growth. (That's probably the best aspect of the GMA—no ultra-wealthy enclave NIMBYs.)

If the federal government could force state governments (and quickly!) to lower the drinking age by threatening to withhold (some) highway dollars, I refuse to believe there's *anything* the Feds couldn't force states/munis to do, if the Feds were really committed to it.

Yeah the Feds should absolutely be leading in funds for affordable housing. Counter cyclical spending should come from the level that makes the money. It seems like a crazy dream now but hey so did Medicare for All.

Not that I believe for a minute that anything coming from this Admin will useful beyond toilet paper, but if the feds said “transpo $ now tied to housing” things change overnight. Start with a Race to the top for housing and expand from there. Cc
