      Since it's likely Breed will lose and no memes, I'm going to sit back and laugh when the housing pipeline is cut in half, and your rent goes up non-Breed supporters. Can't blame 1st choice Leno voters tho, if I were a SF homeowner I would've done the same.

      The real loser in the SF Mayoral race is Oakland who unfortunately will have to suffer from SF's housing denialism economics while new office towers goes up and Peskin and the woke trustfund kid landlord inheriting class virtue signal about percentages over some 4 story apartment

      If sights are now set on Oakland, what, if anything, can Oakland do to leverage housing investment/development to serve a broader demographic that SF has failed to do? There must be solutions. Crisis is opportunity, etc, etc, and all that.

      Oakland needs to steal office development, first off. They're getting the residents but none the public improvements because corporate presence is weak.

      I hope Uptown Station starts to kick that off, but I'm really worried that it'll hasten the SF -> Oakland flight for those who can get relocate their job too.

      I think it would be interesting if @UCBDisplacement studied whether office development or housing development was the more relevant factor in kicking off gentrification.

      Working on it - but any data/leads you all can share would be super helpful! Most of what we have right now is tax assessor data, which says nothing about tenants (intended and actual), rents, etc. And then, layering on public improvements and infrastructure on top ...

      An influx of middle-class households fleeing SF could be an opportunity. Maybe it's time for a HOPE CA, given our current budget surplus. Leverage developers - non and for-profit - to build mixed-income communities via subsidy, height/density bonuses, city land... it's been done.

      The state surplus? It’s only 9 billion. A typical downturn will put us 40 billion under. A 2000 or Great Recession one will put us 80-100 billion under.
