One thing I enjoy at these meetings. When the project is about to be voted on and approved Commissioners will often mention things they would like to see, but aren't necessarily binding. Attorneys and developers are very good at giving a "we'll look into that" nod of the head.

Before that is an amendment to planned development #1025. It would add 2701 N. Elston to the PD and to allow for a surface level parking lot. It's at the corner of Elston and Shubert.

Up now is a planned development at 1225 W. School and 1240 West Monroe in the 44th ward. Would be 4 residential structures with a max height of 38 feet and 28 total units. 28 total parking spots.

A public speaker for this project says he is a neighbor of the site. Said the project is being rushed forward without community approval. He says the parking lot is too large, with too many cars for alley and will be a danger for neighbors.

Cox brings up that the developer is going to pay in-lieu fees to the ARO rather than include the affordable housing on site. “Why opt out?” He asks to the developer.

Developer says they tried on-site but since they are “high-end” 4 bedroom for sale units it was difficult + an ARO buyer would struggle with the high ongoing expenses of the unit.

It is going to pass* Before the vote is final Tunney is speaking about the project as it’s in his ward. On the alley concerns of the neighbors he says large trucks have often used the alley so it’s not as if the alley has been peaceful in the past.

Last item is an amendment to The 78 planned development. Related Midwest is seeking an amendment to the PD to allow for a CTA transit station to be built in the development. The 78 is being developed with the help of around a Billion dollars in TIF funds.

Related will pay the upfront costs of the CTA station and the city will then reimburse them. The CTA station will be located at 15th and Clark street.

The 78 and Sterling Bay's Lincoln Yards will have local community councils to provide oversight. The councils will be appointed by the local alderman which is interesting because Ald. Hopkins is in full support of Lincoln Yards and

She asks Related what the time-frame is before they begin larger construction of the development. Curt Bailey says that will be guided by the infrastructure improvements. He says the rest is dependent on finding a company to sign on to taking a large portion of the office space
