Is that what they’re saying? A retainer isn’t even a payment. It’s a deposit. An attorney can’t withdraw from the retainer except to pay for services rendered!

The various explanations would seem to at least raise the question of commingling of funds, which wouldn't be a problem for the president but would be for a lawyer.

In order to fund a "legal transaction," Micheal Cohen takes out a home equity loan in order to front money for his billionaire client? This makes zero sense. Taking out a loan is way more complex than asking your client to write a check.
