We invested in a startup years ago, that didn’t work out, that created a home concierge/management platform. They would audit your home, create a maintenance schedule, & do everything for you related to you home — acting as your advocate with providers. It was magic.

Imagine paying $5,000 a year to have someone manage your $1m+ home for you (and maybe $10k for a $3m+ home); eventually getting down to $3,000 a year for condos. Your appliances are all in an app with their series numbers & models, and when something breaks you press a button.

I own many rental properties and I manage them myself because I don’t trust property managers. You pay a fee so they can hire a plumber, then the plumber goes out and charges you a fortune. I would need a manager who’s pay is based on cost savings to make me comfortable.

The property manager has no incentive to keep your cost down in best case and worst case they they get a kickback from the contractors
