Can someone who spends alot of time on residential real estate answer this - Why are "nice" homes so large? Isn't there a market for small "nice" homes? I don't get why the two are so related.

I think it has to do with the quality of a home not being an externally observable comp for real estate. Agents/appraisers use recent sales, sqft, br/ba, but never quality. Builders subsequently optimize for that.
We need quality scores. Until then, search = max sqft + min price
