I think both games are great candidates for 3D, I'm more familiar with Unity, but
@itsJakeWilley swears by Unreal and its script capabilities now! I think? Slap me if I'm wrong Jakey
Unreal is definitely better for collaboration and prototyping. Blueprints are much easier than Unitys visual scripting options, and I find unreal's editor to be superior to Unity's from a level design standpoint. Both are well documented with lots of forum support, though!
