  6. one last thing... this is frankfurt's farthest out neighborhood, nieder-eschbach. surrounded by *farmland* those single family homes? take a closer look! it's dense enough for an u-bahn stop. why don't our urban villages look like this?

  7. the good news is that it is possible to retrofit seattle's unsustainable, unaffordable single family zones to accommodate a lot more people *and* preserve trees and green space. it also makes frequent transit possible. as well as walkable neighborhoods so you don't need a car.

  8. here's seattle from the same distance from pioneer square. few buildings touch. most are one story, maybe 2. predominately single family instead of multifamily. no u-bahn stop. not walkable. this is what *most* of seattle's land use looks like.

  9. this is the neighborhood. it's ~2.5 miles to the historic core of the city... these buildings are 3,4,5 stories tall. they touch. they don't take up the whole lot, so there is green space, courtyards. dense enough for an u-bahn stop!

  12. this deficit is even greater in urban vilages, because these denser areas already lacked a proportional amount of open space before the city boomed. we should probably do something about that. improved livability + safe streets = climate action

  14. because 2/3 of frankfurt's land is not dedicated to sprawling single family zones, 97% of the city is at most 300m from a green space that is larger than 1000m2 (a quarter acre). 80% lives at most 300m from a 10.000m2 green space (2.5 acres) - a little larger than roanoke park

  15. seattle has more land zoned single family (8500 ha) than all of frankfurt's land with buildings on it (8020 ha) - and that includes yards and open space on building parcels.

  16. frankfurt's got roughly same population (750k) on slightly larger land area (248 sq km v. seattle's 218) but a quarter of frankfurt is ag land (6100 ha), 15% (3800 ha) is forest, and another 9% (2200 ha) is water and recreational area. 7700 hectares of seattle are parks or ROW.

  18. if seattle's land use looked like frankfurt, all the dark blue (10 min freq transit) would be 3-6 floors. all the light blue (15 min) would be missing middle sprinkled with single family houses the gray would be mostly single family houses, rowhouses, duplexes, and small apts.
