I live in one and prefer this to the soulless massive apt buildings. I live in a house with an upstairs neighbor and a small yard. Instead of house flippers opening AirBNB hotels all over the place, someone should figure out a way to turn these houses into multi units.

Many people would love these, but in most cases they're not legal or feasible in residential areas. On my street, for example, everything residential is either zoned for single-family housing or for significantly larger buildings, so there's nowhere to put duplexes or 4plexes.

Love, love, love More Neighbors but just fyi, as I understand, they are pushing for this not out of an objective sense of fairness for fourplexes but bc a councilmember introduced legislation, and bc it's in the city's proposed comp plan.

Our comp plan is also up for review, but it's different—it's a very high-level guiding document. That said, will see if there's a specific home for this kind of ask to be organized around in the future. Just wanted to note that most ideas like this are tied to current events.

Any chance it's a coding issue? DC's R zone won't permit >1-unit properties but RA zone (residtl apts based on density) and RF zone (residtl flats for 2-, 3-, and 4-units). Could be Census definitions don't align w/ DC metro definitions.

I don't think it's a coding issue unless DC 2-4 unit buildings are being coded as 5+ unit buildings instead, which seems odd to me.

I am curious if some potentially 2 unit buildings (e.g. a rowhouse with a basement apartment) are coded as a SFH if the builder doesn't get a C of O for the basement apt and just leaves it as an 'in-law suite'

That's possible, though (1) there aren't that many single-family units being permitted in DC, and (2) I would expect DC's stricter regulation of rentals to make a C of O more likely to be obtained in DC than elsewhere, though I can't base that on data.

Yeah, I suppose most of the houses of this type would be renovations, not new construction.
