When cities don't build housing at a rate that matches their population growth, the cost of housing increases. When the cost of housing goes up, the poor (who rent) get poorer, and the rich (who own) get richer.

The fact that the cost of housing in cities is growing faster than middle/working class income growth (due to artificial supply constraints) is one of the greatest threats to the prosperity of the middle/working class and one of the biggest drivers of inequality today.

Not so simple, consider environment constraints, forse istance. Or the necessity to keep an hurbanism that maintains quality of life of current residents. Solutions can be found in development of local areas and better public transportation system to connect them.

You're right, though in some cities further housing production is unfortunately boosted as an investment way for the rich only and the real housing capacity is not really utilized , thus building houses that will remain empty but still increasing the price because of "more offer"

Taking for example Mumbai, https://youtu.be/jPZp_ICmfhE , this short documentary explains that exact issue,in which more housing is built but not made available for the common citizenry and in turn worsening the soil pricing for everyone else even the common customer,super interesting

New housing always seems to promise 50/200 units for affordable housing. Then it turns into 25/200. Then it turns out that it wasn’t so affordable after all. Rinse and repeat. Still adds to the problem faster than it solves anything.
