      There are already too many real estate agents in the area, each doing far fewer sales than they could handle, but each is highly profitable. Rates can't be lowered because then incentives are bad, plus they're sort of standardized between real estate agents.

      I once dealt with a Chinese immigrant patent examiner who could hardly speak english. He gamed their "points" system as hard as he could and did well within the bureaucracy despite being completely incompetent.

      Now, to be clear, I'm not saying the US should necessarily take fewer asian immigrants, I'm just pointing out that there are issues to be considered here.

      If you say "demographics is destiny" then you need to take the correct mix of immigrants so their flaws cancel out, and you don't get the education obsession of South Korea, the authoritarian nature of China, the blind trust in government and inefficient work culture of Japan....

      That's basically "America" to me - taking a bunch of people similar enough to get along but different enough that their flaws partially cancel out in aggregate. That's why democracy works: rule by elite is rule by a subgroup and subgroup signalling > elite intelligence.

      yeah, I bet our take is sufficiently diverse (and small relative to our existing culture + assimilation rate) that we don't suffer compared to (say) Europe w/ ME migrants who, also note, are not paying top dollar for entry expecting to recoup it!

      1) Your proposal isn't politically viable. 2) It's not politically viable because it's intuitively understood to be basically regressive taxation on poorer current citizens.

          What percentage of that wealth used to pay for citizenship would have come from rent extraction by people who are especially good at it? I've met rich Chinese guys and you don't necessarily want them in your country.

          Yes, but that doesn't translate to success in America, it usually translates to floundering around not knowing why your old tricks don't work anymore and not knowing what to do.

          Chinese money has been used to purchase houses in expensive areas like Vancouver so the Chinese government can't take it. But empty houses are a negative externality!
