Texas has virtues but the land is shockingly expensive. Finding under 10K per acre without being more than 2 hours from a city was hard. I've got my eye on a place that's 160 ac within 90 min of a city of 1M+ for less than 5K/ac but I am far too poor for that atm

There's this Youtube guy Ghost Town Living. Bought a mining ghost town, documents its restoration for some decent content. Buying something like that might be a viable alternative to just blank-slate land.

been thinking about this i think you gotta find a place with the right balance between hippie and libertarian idk much about land prices. someplace with a temperate climate for the homesteaders, access to nature & outdoors proximity to a city w airport is a must

Personally for woodsy lakey part of Texas outside of the metros. But maybe an hour drive away. Or Appalachia.
