nyc's deal was "expensive and hard to live here, but look at the cool nightlife/culture". that's gone now. some will come back. my guess is we converge on something like 70s.

keep an eye on property taxes - 30% of nyc's income. commercial and residential rents translate, with a delay, into prop tax revenue. my guess is that will stick.
