The bear case for NYC is basically that Biden doesn't win the election and/or we elect crazy anti-cop activists in 2021. Because you're not going to commute 3 hours each way even twice a week from that second home in the Poconos.

If we follow the Baltimore pattern, we went from 300 to 500 murders/year in the space of about 3 days, that settles back down to about 425 concentrated in the worst neighborhoods. Cuomo's playing his (poor to middling) cards *really* well; BdB isn't, but he's got one more year.
