My guess is that when the dust settles it will be pretty easy to quantify the amount of upward pressure AirBnB puts on rents. If that happens, I'd expect a lot more restrictions and outright bans to pop up. Easier to ban AirBnB than to fight NIMBYs

In theory, AirBnB was 3% of SF housing stock. Which is about 5 years of SF building, 12 months of pre-crisis Texas, and 30 months post-crisis. OTOH, it shows up all at once.
