END/ Thanks to our consultants: Aercoustics, Aspect Structural Engineers, Atelier Ten, CadMakers, Gensler, Integral, JE Dunn Construction, Michael Green Architecture, RDH, Sweco, Vortex Fire. And if you’re a developer who wants to learn more, email buildings@sidewalklabs.com

9/ Of course, the great promise of manufactured timber is that it should help deliver buildings far faster and cheaper -- making it one potential solution for delivering more housing affordability. I have a 5-minute explainer that unpacks this idea:

8/ Even with this factory process and a kit of parts, the building exteriors can still be customized to reflect highly expressive designs. You can see a few potential building "skins" in this gif.

7/ In her second post, Cara explains how we modified our design to support manufacturing and assembly. The key here is a "kit of parts" -- think of lego pieces that set a standard for how you can build.

6/ The other design choice is called a tuned mass damper -- basically a big steel anchor that sits on top of a building to reduce sway and make it more comfortable inside (it was already safe). You can see here how much less PMX sways with the damper: (Image: Gensler, Aspect)

5/ One is called a "timber exoskeleton." Timber is light, which makes it less resistant to forces like wind. The PMX exoskeleton reinforces the building without the need to add concrete or steel to the core. (Image: Gensler)

4/ In her first post, Cara explains two key design decisions that made it possible for us to safely get to 35 stories.

3/ The promise of mass timber is, first, its ability to fight climate change. It also lends itself to factory production, ultimately saving time (and $) on new construction. But right now the tallest timber buildings around the world are 18 stories. We want to go taller.

2/ ICYMI, mass timber is a sustainable new super wood that's becoming very popular for urban mid-/high-rises. has a great primer that cover everything, incl fire concerns - We also did a City of the Future episode on it:

1/ Timber thread! We spent the past year creating a digital model for how to design and manufacture a 35-story tall timber building. My colleague has the fascinating details in this technical (but v readable!) blog series:

The world lost a talented artist far too young. Jason Polan had a tremendous ability to see the beauty and humanity in urban life. We were fortunate to work with him on his wonderful, whimsical sketches for . Our thoughts go out to his family.

Not always so recent. I describe in Generation Priced Out how Austin and other cities used large minimum lot sizes to promote segregation.

10/ California has done just that. On January 1, laws went into effect encouraging ADUs -- with no minimum lot size requirements. Whether that opens the floodgates to wider change, or rather strengthens the resistance, is something cities everywhere will be watching.

9/ Given the long legal legacy (dating to 1942 case law), Boudreaux doubts that communities will change on their own. Instead he calls for a more forceful approach: “using *state* law to compel local governments to abandon, or at least moderate, their minimum lot size laws.”

8/ It's not just developers. A 2017 study by and found that minimum lot size req's are the single biggest factor in determining whether or not a property owner builds an accessory dwelling unit (ADU) or a backyard cottage.

7/ In other words, even in car-oriented Texas suburbs, the residential market seems to want more density than developers are legally allowed to provide. Here's that full paper - And here's an excellent summary in -

6/ You might say: That's what people want! Not always. A 2019 paper by and studied Texas metros and found a high concentration of lots near the minimum, suggesting that developers use the legal requirement - not market preference - as guide.

5/ And minimum lot sizes seem to be getting ... less minimal. Over a third of communities now have a minimum of at least one acre, up from a quarter in 2006. That means there are now more places across the country where, if you don’t have an acre of land, you can’t build a home.

4/ Despite these problems, minimum lot size req's are on the rise in the US, according to a new working paper: in a 2006 survey, 84% of communities had minimum lot sizes; that's now up to 94% ("almost omnipresent").

3/ They also lead to sprawl, longer commutes, and segregation. For that reason, legal scholar Paul Boudreaux called them “perhaps the most significant, and underappreciated” form of exclusionary zoning in an excellent 2016 takedown.
