Anyways, i'm seeing around 25,000 sqft of space, which means they would need... 20,600 sqft of parking space. Assuming 100% of their paved area is parking (i don't think it is), they're still 8,000 sqft short

The magic of parking minimums is that we know exactly what every single business everywhere in the city needs, and miraculously, it is all the same. Look at this hard, scientific evidence that we probably based our code on (marvel at that regression!)

(at least under our last revision. again, to check current code, i'd need to call every place and ask their fire marshall occupancy limit, and i really don't feel like making a bunch of small businesses worried about compliance. The new code is typically higher though)

Moving on, Mi Ranchito. Mi Ranchito is hard because it has only a few marked parking spots, and it's lot is awkwardly sized. They only need 11 parking spots, so i'll say you could build it, but you'd need to modify the layout.

But, that's the cowards way out, let's evaluate parking: Fera's has 4500 sqft of interior space, and 200 sqft of porch. I'll ignore the porch because I don't think it's actually used for diners. So it needs 25 parking spaces.

The second business our first commentor mentioned is Fera's. Feras is in a single family house, which means today it would be zoned residential, so an easy answer is: "No, you couldn't convert that house to a business now. not easily, at least"

Denton CAD tells me Mr. Frosties has 2704 sqft of interior space, and 300 sqft of open porch. It also has 4176 sq ft of paving.
Using quick maths, that's 15 required parking spaces.
At an average of 288 sqft for a parking spot...
Mr Frosties' is (barely) not legal to build!

Ok, i'm gonna go with the old code for restaurants and bars, which was 1 parking space for every 200 sq ft of interior space and 300 for every sq ft of exterior space. The new code, which is based on occupancy, can require up to 4 times more than that. But anyways
