I've got to go, but i'll spare you the calculations for Beth Maries and Chestnut: They have 0 off street parking. Incredibly illegal to build nowadays. Is Downtown the iconic part of town? Our cultural identity? Yes. But is it illegal to build nowadays? Incredibly.

The magic of parking minimums is that we know exactly what every single business everywhere in the city needs, and miraculously, it is all the same. Look at this hard, scientific evidence that we probably based our code on (marvel at that regression!)

Dennis' farm store: this is a new type of business. Let's go check the code! (and we can use the current code this time! Restaurants/bars are the only thing that use occupancy) All retail sales - all types - all of it - everywhere in the city- is the same - 1 per 350 sqft

(at least under our last revision. again, to check current code, i'd need to call every place and ask their fire marshall occupancy limit, and i really don't feel like making a bunch of small businesses worried about compliance. The new code is typically higher though)

Moving on, Mi Ranchito. Mi Ranchito is hard because it has only a few marked parking spots, and it's lot is awkwardly sized. They only need 11 parking spots, so i'll say you could build it, but you'd need to modify the layout.

But, that's the cowards way out, let's evaluate parking: Fera's has 4500 sqft of interior space, and 200 sqft of porch. I'll ignore the porch because I don't think it's actually used for diners. So it needs 25 parking spaces.

The second business our first commentor mentioned is Fera's. Feras is in a single family house, which means today it would be zoned residential, so an easy answer is: "No, you couldn't convert that house to a business now. not easily, at least"

Denton CAD tells me Mr. Frosties has 2704 sqft of interior space, and 300 sqft of open porch. It also has 4176 sq ft of paving. Using quick maths, that's 15 required parking spaces. At an average of 288 sqft for a parking spot... Mr Frosties' is (barely) not legal to build!

Ok, i'm gonna go with the old code for restaurants and bars, which was 1 parking space for every 200 sq ft of interior space and 300 for every sq ft of exterior space. The new code, which is based on occupancy, can require up to 4 times more than that. But anyways

I'm basing this solely off parking minimums, because everything else is super hard to judge without being there... ... and I just realized im gonna have to call every restaurant and ask their fire code occupancies, BECAUSE THAT'S WHAT WE BASE PARKING MINIMUMS OFF OF

I know the owner and this one rule is the reason he can’t open this business. It’s complete nonsense.

German Sierra bought this building in 2020 to open a neighborhood coffee shop in Dallas and still hasn't been able to open because of a regulation requiring he have 18 parking spots, regardless of location, clientele, or local support. Parking mandates kill small businesses.

all sides have this tendency, but especially right wingers, to latch onto rhetoric over facts. "More guns means more safety" is, for many values of "safety" an emperically testable assertion. but they have no interest in reading any of the facts

So you’re telling me that my mom shouldn’t attend my graduate level graduation all because UNT was too lazy to provide shuttles/handicap parking alternatives???? It’s not like I’ve paid for 6 years of tuition at this point that could’ve easily gone toward shuttles…

Denton ISD wants to add a health clinic for kids, partneringwith an established Lewisville based charity and the Denton County Republicans are stirring themselves into a frenzy that it will be a planned Parenthood scheme to support immigrants. Remember to vote in local elections.
