What about the "idiosyncratic risk" of people who had a stable job, signed a 12 month lease, lost their job because of the pandemic, and then had the Senate tell them to kick rocks this week? Bail out the workers so they can pay rent.
The closest analogue to real estate investing is small business, not the stock market. It's not passive. Do we want restaurants to go out of business, because a pandemic hit?
I disagree with the premise that real estate is more similar to the restaurant business than the stock market, but I think the way to help landlords is to give their tenants UI so they can pay rent. In the absence of that, landlords taking a bath > having a homelessness crisis
