As someone who lives close to SF, it really depends on the areas you go to. The tenderloin is pretty darn bad, but there are some nice areas. As for the rent, I am pretty sure it might be the highest in the country.

It is dependent on the area. Richmond district is generally not crowded, even less so as you head into outer Richmond as it is mainly residential. Anything near downtown/financial district is where a lot of the bad stuff are.
